Booking & Payment
- A booking is confirmed once full payment has been received.
- The balance must be paid in full prior to arrival unless otherwise agreed.
- The Owner reserves the right to cancel a booking if payment is not received by the agreed due date.
Check-in & Check-out
- Check-in: From 16:00
- Check-out: By 11:00
- Early check-in or late check-out may be available by prior arrangement only.
Cancellation Policy
- Cancellations made more than 5 days before arrival will receive a full refund.
- Cancellations made within 5 days of arrival are non-refundable.
- No refunds will be given for early departures.
Occupancy
- The property may only be occupied by the number of guests stated in the booking confirmation.
- No parties or events are permitted.
- The main guest must be over 18 years of age.
Property Use & Conduct
- The property must be used solely for short-term residential accommodation.
- Guests must respect neighbours and keep noise to a minimum, especially between 10:00pm and 8:00am.
- Smoking and vaping are strictly prohibited inside the property.
Damage & Security Deposit
- Guests are responsible for any damage caused during their stay.
- Any issues must be reported promptly to the Owner.
Cleaning
- The property will be professionally cleaned prior to arrival.
- Guests are expected to leave the property in a reasonable condition.
- Excessive cleaning may incur additional charges.
Accessibility Notice
- Important: The property is not suitable for individuals with mobility impairments or wheelchair users.
- The accommodation include steps, narrow access points and other features that limit accessibility and/or evacuation.
- By confirming the booking, the Guest acknowledges that the property does not provide disabled access facilities.
Liability
- The Owner accepts no liability for loss, damage, or injury sustained during the stay, except where caused by negligence.
- Guests are responsible for their own personal belongings.
- Vehicles and contents are parked at the Guest’s risk.
Maintenance & Utilities
- In the event of a breakdown of appliances, utilities, or services, the Owner will make reasonable efforts to resolve the issue promptly.
- No compensation will be payable for temporary outages beyond the Owner’s control (e.g., power cuts, severe weather).
Force Majeure
- The Owner shall not be liable for cancellations or disruptions caused by circumstances beyond reasonable control, including but not limited to severe weather, government restrictions, or travel disruptions.
Governing Law
- These Terms & Conditions are governed by the laws of Scotland. Any disputes shall be subject to the exclusive jurisdiction of the Scottish courts.
